Three residential developments will add nearly 1,000 new housing units to Denver's Golden Triangle

DENVER – If you drive along Speer Boulevard every day, you’ve likely seen the empty parking lots that have recently become the sites of new construction.

Those lots, at Speer and Bannock and Speer and 14th, are two of three residential projects that together will add nearly 1,000 new units to the Golden Triangle neighborhood. They also all include hundreds of parking spaces.

The biggest of the projects, in terms of new housing units, is the seven-story TriVista on Speer. Situated on the block bounded by Speer, Fox Street and 13th and 14th avenues, the development will have 322 residential units and 446 parking spaces when it’s completed.

A few blocks to the southeast is the Parq on Speer, a 16-story high-rise with 302 residential units and 522 parking spaces.

The third project, the Eviva Apartments at 13th and Cherokee, is an 18-story high-rise with 274 unites and 294 parking spaces. It’s scheduled to open in the fall.

Denver City Councilor Wayne New said the developments will add some much-needed housing to ease the city’s incredibly tight market.

“We just have such a deficit of housing in the city,” New said. “Affordable housing especially, but we have a deficit of all types of housing, no matter what the income level [is].”

Neighborhood leaders also praised the developments, saying they’ll provide more options for people looking to live in the city.

“These projects will bring new leisure and business travelers to the area as well as provide affordable and market-rate housing options to meet the increased demand for urban living in Denver,” said Leslie Horna, Executive Director of the Golden Triangle Partnership.

“The Golden Triangle has so much to see and do,” Horna said.
